OBJECTIVE: In 2021, Frasers Property Limited (headquartered in Singapore) committed to becoming a netzero carbon corporation by 2050. Fraser Property Australia (FPA) took a more ambitious approach, aiming to achieve net-zero carbon by 2028 at its Rhodes Corporate Park (RCP) in New South Wales. This case study presents a roadmap to improve energy efficiency and reduce emissions, enabling RCP to reach its net-zero goal.

The Bridgeford Group Net Zero Roadmap focuses on reducing utility expenditure and the operational carbon footprint. It identifies Net-Zero initiatives considering the Net Zero hierarchy and RCP site characteristics. The Net-Zero roadmap prioritised 23 projects across four buildings: Building B, Building D, Building E (Café), and Building E (Childcare). Proposed solutions include BMCS and HVAC optimisations, gaspowered equipment electrification, solar PV installation, and EV charging stations.

To achieve the net-zero target by 2028, FPA plans to subscribe to 100% green power from Real Utilities and implement energy efficiency measures before the deadline. Gas asset electrification is scheduled between 2024 and 2035, offsetting residual emissions post-2028 through Carbon Certificates.

The energy transition outlook graphs projected trends from 2023 to 2035, assuming successful implementation of the energy optimisation solutions. It shows decreased energy consumption for all fuels, phased-out gas consumption by 2035 due to electrification, and increased electricity consumption during the electrification phase.

Key findings reveal that HVAC, solar PV, and chiller upgrades provide significant emissions savings. Electrification measures play a vital role in transitioning to 100% renewable-powered facilities. Frasers Property Australia’s Rhodes Corporate Park exemplifies achieving a sustainable net-zero future through thoughtful planning, timely implementation, and green energy commitment.
